NEW CAFÉ / BAR UNIT COMES TO MARKET IN HEART OF MIDDLESBROUGH’S NEW LEISURE

NEW CAFÉ / BAR UNIT COMES TO MARKET IN HEART OF MIDDLESBROUGH’S NEW LEISURE DESTINATION AT CENTRE SQUARE

Teesside independent commercial property consultants Dodds Brown LLP has brought to the market a new café / bar/ restaurant unit in the heart of Middlesbrough’s new leisure destination.

Located next to the recently opened Bistrot Pierre restaurant under the Holiday Inn Express, the 750 sq ft unit would be ideal for a local or regional operator looking to benefit from the footfall generated by the launch of the new French style restaurant, customers of the nearby Turtle Bay restaurant, and the re-opening of the Town Hall in Spring 2018.

“We were unable to market this unit until Bistrot Pierre had opened, as their contractors were using it as a site office,” explains letting agent Richard Wilson, Senior Associate Partner at Dodds Brown.

“Its size would make it ideal for a bar or micro-brewery, café or small restaurant,” continues Mr Wilson.

“It will benefit from the new public realm improvements on Albert Road, with a great outlook over Centre Square, proximity to Baker/Bedford Street and the Cleveland Shopping Centre.  The refurbishment of the Town Hall, with the improvements to the performance space with a new entrance on Albert Road completing next year, and the proposed new office scheme in Centre Square both promise to deliver major footfall and make Albert Road and Centre Square the main focal point for the night time economy and leisure offer in Middlesbrough.

“Plans for a new bowling alley in Centre North East just yards from the unit, with student accommodation above, will also help boost numbers of potential customers,” he continues.

Dodds Brown is marketing a number of units from 750 sq ft to 14,000 sq ft at ground, mezzanine and first floor levels on Albert Road for retail and leisure uses.
