An Irish landlord who failed to comply with Welsh housing legislation has been fined and ordered to pay costs totalling more than £750.

Mary CotterofCappaghglass, Ballydehob, Cork,was found guilty of three charges under the Housing (Wales) Act 2014 at Cardiff Magistrates Court today in relation to arental property in Love Lane, Denbigh.

Mrs Cotter failed to obtain a license, which is necessary for all self-managing landlords to carry out letting and property management activities. She also providedfalse or misleading information to the Single Licensing Authority and her prosecution is the first for this offence.

Cabinet Member for Housing and Communities at Cardiff Council, the single licensing authority for Rent Smart Wales, Cllr Lynda Thorne, said: "Today's prosecution demonstrates that enforcement action will be taken against the minority of landlords with property in Wales, regardless of where they live, when failing to comply with Rent Smart Wales.

"The legislation was introduced to professionalise the private rented sector, improve standards for tenants and help landlords to be more aware of their responsibilities. The majority in Wales are now complying but we will continue to seek out those who fall short of their legal obligations and hold them to account for non-compliance."
