Historical Anglesey coaching inn turned holiday cottage business on the market for £975,000

19 March 2018: A historical Anglesey coaching inn now operating as a holiday lettings business has been placed on the market with a guide price of £975,000. The proprietors have instructed the national business transfer specialist Blacks Business Brokers to find a new owner for Ty Cristion Holiday Cottages, located in the picturesque village of Bodedern.

The property consists of four self-catering cottages along with a four-bedroom owner's house set in its own private gardens. The property includes approximately nine acres of land and features extensive parking for guests' cars and boats along with secure storage for bicycles and other leisure equipment.

Ty Cristion, which dates back to the Nineteenth Century, was originally a coaching inn where travellers would change their horses as they made their way along the main road from Holyhead to London. Reflecting this heritage, the four self-catering cottages have been converted from barns and stables.

The business is located in Bodedern, in the North West of the island. Although it enjoys a secluded countryside setting Ty Cristion has good road links and is approximately ten minutes' drive from breathtaking Treaddur Bay.

It is also a similar distance from bustling Rhosneigr, with its restaurants, bars and long, sandy beach. Rhosneigr is a particular favourite among watersports enthusiasts.

Ty Cristion is especially popular with walkers, who are attracted by its quiet location, relaxed atmosphere and proximity to the Anglesey Coast Path. The property is very extensive and could be developed further by a new owner, subject to planning permission, adding further accommodation to enhance its commercial potential.

The owners have recently identified a new opportunity to expand lettings outside the tourist season by providing accommodation for workers involved in the construction of the island's new power station, thus potentially providing year-round revenues with minimal marketing required. Ty Cristion has already hosted guests who were working on the Wylfa Newydd project.

As well as the property itself, the business comes with its own attractive, mobile-responsive website. A new owner could develop this further to accept online bookings and add more search engine-friendly content to maximise the potential of its very desirable web address: www.angleseyholidays.co.uk.

Fionn Fallon, sales executive at Blacks Business Brokers, said, "Ty Cristion Cottages is set in a stunning location with countryside views and, as it stands, is a wonderful lifestyle business. What is more, the size of the site, Anglesey's ever-growing popularity as a tourist destination, and economic developments on the island all offer great opportunities for a new owner."

All enquiries should be made to Blacks Business Brokers on 0333 370 0000, quoting reference 5635.
