Historic Edinburgh business centre benefits from replacement steel windows
The Castlebrae Business Centre in Edinburgh contains 68 separate business units and operates as a social enterprise with Local Enterprise status. During the property's recent refurbishment, a total of 225 double glazed W20 steel windows were installed by Steel Window Association member, Rea Metal Windows, working on behalf of Bellshill based GHI Contracts Ltd.
The Art Deco style building which originally served as a high school, offers a total area to let in excess of 35,000 sq. ft. split into studios, offices, light production workshops, meeting rooms and support facilities. Such is its popularity since the improvements were completed; the Castlebrae Business Centre has attracted a 95% occupancy rate.
The W20 section steel windows manufactured by Liverpool based Rea Metal Windows are the closest authentic match available to the original fenestration fitted within the elevations to the Castlebrae building. The windows offer the same sight-lines and excellent daylight transmission, but introducing superior energy performance and increased durability from hot dip galvanising, plus a polyester powder coat paint finish in RAL 7024 Graphite Grey. The 16 mm IG units contain low-E glass and Krypton gas filled cavities to achieve a centre pane value of 1.2 W/m2K.
Following consultation with Edinburgh City Council's team and the conservation architect from Historic Scotland, Rea Metal Windows carried out an exhaustive site survey and examined ways in which the old ironmongery might have been reused. The new frames produced contain marginal panes as well as bottom hung and side pivoting opening lights, comprising a typical screen size 2008mm high and 5300mm wide. Rea's installation team used extended cleats to refit the new windows within the deep recesses to the rendered brick openings.
